Pre-Project Site Mapping
Current-condition orthomosaic and elevation data for architects, developers, and civil engineers. Flown this week, not whenever the satellite last passed over.
What you get
Every engagement, every time.
Low awareness, low competition, and the fastest deliverable we produce. One flight, one afternoon of processing, and the design team stops guessing.
- Current-condition orthomosaic at working resolution
- Basic elevation data and generated contours
- Context imagery covering adjacent parcels and approaches
- GeoTIFF, PDF map, and web portal access
- Optional survey-grade capture with placed ground control
- Optional 3D model for massing and fit tests
Who uses it
Built for the person who has to defend the decision.
Architects in feasibility and pre-design
Start from what the site looks like now rather than imagery of uncertain age. Particularly valuable where recent demolition, clearing, or construction has changed conditions.
Developers evaluating a site
Get a defensible current-condition record before the offer, the hearing, or the capital conversation.
Civil engineers and land use consultants
Current surface and context for concept grading, drainage narratives, and exhibits that need to look like the site as it exists.
Current conditions, not archived conditions
Flown this week. Compare that to your satellite layer.

A site documented before vertical construction. Left, the parcel with its frontage and access. Right, the same site from directly overhead, where grade and perimeter controls read accurately.
The part a photograph does not give you
What is already in the ground, and in the right of way.
Feasibility turns on constraints nobody can see from the road: where the utilities run, where the right of way actually sits, how the site drains, and what the existing conditions commit you to before a single line is drawn. On a current capture those resolve against real ground instead of a three-year-old aerial.

For informational purposes only. Not a record survey and carries no licensed surveyor stamp.

Common questions
Why not just use satellite imagery?
Because you do not control when it was taken. Public satellite and aerial imagery in the Northeast is commonly one to three years old, and on a site that has been cleared, demolished, or partially built, that gap is the whole problem.
How quickly can you turn this around?
Routine deliverables go out in 24 hours from capture, complex in 48. Scheduling the flight is usually the long pole, and in most of the service area that is a matter of days.
Can I use this for a zoning or planning hearing?
Clients use current-condition orthomosaics as exhibits regularly. Be clear with the reviewing body that it is a dated aerial image, not a survey, and pair it with a surveyed plan where the application requires one.
Do you offer a volume rate?
Yes. Three or more sites inside 30 days is 10% off, five or more is 15%, and a quarterly retainer lowers the per-site rate further for firms with steady feasibility volume.
Ready to get this on the calendar?
Send the site address and what you need. We come back with scope, a fixed price, and the first available window, usually the same business day.
