Visual Roof Inspections

Aerial condition documentation for TPO and membrane roofs, storm and hail assessment, and the photographic record an adjuster, property manager, or roofing contractor needs before anyone commits to a number.

What you get

Every engagement, every time.

The point is completeness. A partial set of photographs creates as many questions as it answers, so we cover the whole roof the same way every time.

  • 30 to 60 high resolution photographs, field and perimeter
  • Full coverage of penetrations, flashing, drains, and edge conditions
  • Structured findings report organized by roof area
  • Annotated imagery calling out documented conditions
  • Same-day capture available after a storm event
  • Optional thermal imaging add-on for moisture indication

Who uses it

Built for the person who has to defend the decision.

Adjusters and claims teams

Get on the roof without getting on the roof. A complete photographic record in hours, on properties where ladder access is slow, unsafe, or simply not available.

Property managers and owners

Document condition before a lease turn, a sale, or a capital budget cycle. Also useful for building the file before you need it.

Roofing contractors

Scope and estimate from a complete set of images instead of a partial walk. Volume pricing for contractors booking regularly.

One capture, every scale

Everything at once, then anything up close.

The whole roof resolves in a single orthomosaic, geometrically corrected so a dimension taken off it is a dimension on the roof. Every view below comes out of that one capture. Nothing was reflown to get the close ups, and nothing has to be reflown to get the next one.

Six seconds, one orthomosaic: 162 ft across the frame down to 0.4 in per pixel, with no second flight
Close orthomosaic of a rooftop mechanical zone: banks of condensing units on sleepers, refrigerant line sets and electrical whips, walkway pads, a roof hatch, and staged material on the deck
Mechanical zone from the same capture: units on sleepers, line sets, whips, and staged material
Orthomosaic detail of twin roof drains in a tapered sump, with condensing units on sleepers, condensate and refrigerant lines, and walkway pads
Closer again: twin drains in a tapered sump, condensate lines, and membrane condition
Orthomosaic detail of a rooftop solar array run, individual modules and cells resolved, with mounting rails, end clamps, and the roof surface either side of the array
Array run at full resolution: individual modules, mounting rails, and the roof either side

Visual condition documentation. Not an engineering evaluation, a licensed roof inspection, or a determination of cause of loss.

What the capture covers

The whole roof, not the reachable part.

Field, perimeter, penetrations, flashing, drains, and edge conditions, photographed at a consistent altitude and overlap so the set reads as one survey rather than a collection of angles.

Rooftop equipment, curbs, and solar arrays get the same treatment. On a roof carrying an array, the array is usually both the reason access is slow and the reason a ladder walk misses things.

Levelled orthomosaic of a full commercial roof from directly overhead, parapet to parapet, with solar arrays along both flanks, a central mechanical zone of rooftop units, walkway pads, and drains
The full roof, parapet to parapet: arrays, mechanical zone, walkway pads, and drains

Scope and limitations This is visual condition documentation. It is not an engineering evaluation, a licensed property or roof inspection, or a determination of cause of loss, coverage, or repair scope. We photograph and describe what is visible from the air on the date of capture. Decisions about causation, coverage, and remediation remain with the licensed or qualified professionals engaged for that purpose.

Common questions

How fast can you get out after a storm?

Same-day capture is available for a $250 surcharge over the base rate, subject to airspace, weather, and daylight. After a widespread event we work adjuster and property manager retainer clients first, which is the main reason those retainers exist.

What does the report actually contain?

A structured set of findings organized by roof area, with annotated photographs showing each documented condition, plus the full unannotated image set. Delivered as a PDF with a linked gallery, in 24 hours for routine work.

Can you tell us whether damage is hail related?

No. We document what is visible and let the qualified party make that call. Trying to characterize cause of loss from an aerial photograph is exactly the kind of overreach that makes documentation less useful, not more.

Do you inspect residential roofs?

Commercial and multifamily are the focus. We take single-family work when it is part of an adjuster or property manager relationship rather than as one-off consumer jobs.

Ready to get this on the calendar?

Send the site address and what you need. We come back with scope, a fixed price, and the first available window, usually the same business day.
